Beams
Timber
Multiple beams together @ 600c/c centrally using M12 bolts. Trimmers/Beams hung from supporting beam using Simpson strong tie hangers, nailed to beam with min. 2 nails over sole plate and min. 2 nails over face per hanger strap. Hanger to drop max. 150mm below beam. All beam connection labelled with BM to be batt maxi hangers.
Steel
Beam installed on mild steel bearing plates embedded on to mortar for level. Beams to be ½ hour fire resistant by increasing in 12.5mm plasterboard with staggered joints.

Joists as specified on plan to be cross-nogged at mass. 2400mm span. Rock wool 100m mineral wool sound insulation between. Floor to be ½-hour fire resistant providing existing lathe and plaster ceilings are in adequate condition to the satisfaction of the Local Authorities site visit. By installing 100mm Rock wool flexi slab to combine for sound insulation also. 22mm T & G chipboard flooring over existing joints and continues past ashlars wall into eaves area. Bathrooms to moisture resistant board.

Perimeter support walls (ashlar)
100x50 C16 studs @ centres as existing rafters. 100mm cellotex insulation between.Studs connected rafters M12 bolts. Walls lined both sides using 12.5mm plasterboard to give ½ hr. fire resistance. Foil backed to internal.
Internal
100x50 C16 studs @c/c. Walls to be cross-nogged where required. Lined both sides with 12.5mm plasterboard, to give ½ fire resistant to proposed staircase. All internal partititions to have Rock wool 100mm Mineral wool sound insulation.
Dormer
100x50 SC3 studs @ 400c/c, cross-nogged where required. 100mm Cellotex insulation inserted between. Lined internally with 12.5mm plasterboard foiled back to give vapour barrier. 5mm skim, 6mm Master board installed under plasterboard within 100mm of Boundary. 12.5 Sheathing ply fixed studs externally. Felt covered over with battens at correct gauge to fix vertical tiles slates to match existing code 5 lead wall to existing roof abutments with 150mm up stand under tiles slates and 150-mm. cover.

Ceilings
Sloping
Rafters as specified on plans. 50mm cellotex insulation between rafters to room side to allow 50mm airflow behind. 35mm cellotex insulation to underside 12.5mm plasterboard foiled backed to give vapour barrier. 5mm skim.
Ceiling
Collars as specified on plan. 120mm cellotes insulation between. Lined to underside with 12.5mm plasterboard foil backed to give vapour barrier.
Roof
Flat
Joists as specified on plan. Lined to underside with 12.5 plasterboard foil backed plasterboard to give vapour barrier. 120mm cellotex insulation between. Min. joist depth to be 175mm to give 50mmventilation over insulation. 50x50 mm battens above and adjacent joists to give ventilation over insulation. Firring pieces set @ 1:60 fall. 18mm external quality ply. Aris rail to sides. 3 layers of bitumen felt covering. Solar reflectant mineral chipping embedded into final layer.
Pitched
Rafters as specified on plans to the same centres as existing. Felt layed over, with battens at correct gauge t fix tiles slates to match existing. Code 5 lead flashing to roof/roof abutments with 150mm upstanding under tiles slates and 150mm cover. Roofs with low pitch to have underlined sheet installed to give min. 12 degrees.

Windows
Roof
Openings to be fully trimmed using 2x100x50 C16 rafters and installed to manufacturers recommendations. All windows to have inner pane of min. 4mm toughened glass to give AA rating where below 880mm. 16mm between panes with low E-coating.
Dormer
2x100x50 C16 vertical studs to sides to support lintol above as specified on plans. 16mm between panes with low E-coating. Min. cill height 800-mm. external guarding to doors in raw iron min. 1100 high, fixed to dormer walls using 2x M12 bolt to all corners. No part of guarding to allow a 100mm dia sphere to pass.
Escape
Window to have min. 450 mm opening with total opening to be 0.33m. set max. 1700 mm from eaves. Cill min, Mas. 1100 mm.

Doors
All doors labelled to be fitted with self-closing device. All doors labelled to be ½ hr. fire resistant with in tumescent strip. With min. 25x25 mm rebates glued and screwed. Door to have self-closing device.

Stairscase
Rise and goings as per plan to be equal throughout flight. 20 mm nosing throughout. Tappered treads to have 50 mm around newel post. Min 1800-2000 headroom above staircase and to landing (depending on position). Handrail to be min. 900mm above nosing line, spindles at distance between, to enable 100 mm dia. sphere to pass.

Ventilation
All rooms to have open able windows > 1/20 of floor area with part min. 1750 mm above floor level. Rooms to have background ventilation of min. 8000 mm. 25 mm continuous strip ventilation or equivalent to existing eaves/ dormer eaves. Tile/ridge vents to apex at 1500 c/c to give 10 mm continuous vent. All vents to have insect mesh. Shower/Bathrooms to have mechanical ventilation to give 15Lts/Sec connected to light switch to give 15 mins. overrun.

Other Fire Regulations
Mains interconnected smoke detection with battery back to existing circulation areas to existing and proposed floors all to BS. Existing first floor landing to be modified ½ hour fire resistant by existing T & G flooring overlaying close boarding with 3.2 mm hardboard. Any glazing to existing stairwell to be covered with 6 mm master board replaced with resistant glass.
