We will ask roughly when the property was built, whether it is a terrace, a semi or a detached house, and what you want the room for, because a bedroom, an en-suite and a home office each pull the design in a different direction. There is no sales pitch on that call. If what you are describing is not something we can help with, we would rather tell you then than send someone out.
We come to the house and measure the head height from the floor to the underside of the ridge, which is the single thing that decides whether a loft works. We look at how the roof is built, whether the timbers are open rafters you can stand between or a web of angled struts, and where the new staircase can land without eating the room below. Then we tell you honestly what your roof allows and what it involves, including the parts people are not expecting, like the fire doors and the headroom over the stairs.
Itemised, with no provisional sums that grow once the scaffold is up.
