How it works

You are never out of pocket up front

A loft conversion is a significant investment, and the way a builder asks to be paid tells you a lot about them. We do not ask for the cost of the job before we have done it.

After your free survey we give you one fixed, itemised price in writing. From there, payments are staged against milestones as the build progresses, so what you have paid always reflects the work that has actually been completed. If the job stops, so does the payment schedule.

The figure you sign is the figure you pay. The only thing that moves a price is you deciding to change the specification or add work, and we will always confirm that in writing first.

What you are protected by
  • One fixed written price, itemised
  • Staged payments against milestones
  • No large deposit before we start
  • A ten-year written guarantee
  • An insurance-backed scheme available
  • Building control sign-off on completion

Funding your conversion

Most homeowners fund a loft conversion from savings, by remortgaging, with a further advance from their existing lender, or with a home improvement loan. Which of those is cheapest depends entirely on your circumstances and your current mortgage, so your lender or an independent mortgage adviser is the right person to ask.

What we can do is give you the fixed written quote they will want to see, and give it to you quickly. If it helps to have the scope and costs itemised in a particular way for your lender, just say and we will set it out that way.

Worth more than it costs

A loft conversion is one of the few home improvements that tends to pay you back. It can add up to twenty percent to the value of your property, and against the cost of moving, once you have counted stamp duty, agent fees, solicitors and removals, it usually compares very well. You get the extra bedroom, en-suite or office now, and the value stays in the home you already own.

Paying for your loft

Your questions, answered.

How do payments work?

You never pay for the whole job up front. After your fixed written price is agreed, payments are staged against milestones as the build progresses, so what you pay always reflects the work completed.

Do I need to pay a large deposit?

No. We do not ask you to part with the full cost of your conversion before we start. Staged payments protect you, and they keep us accountable for hitting each milestone.

Can the price change once you start?

The figure you sign is the figure you pay. Your quote is fixed and itemised in writing after the survey. The only thing that changes a price is you choosing to change the specification or add work.

Can I spread the cost?

Many homeowners fund a loft conversion by remortgaging, using a further advance from their existing lender, or with a home improvement loan. Your lender or a mortgage adviser is the right person to talk to about which is cheapest for you. We are happy to provide the written quote they will ask for.

Is a loft conversion worth the money?

A loft conversion can add up to twenty percent to the value of your property, and it is usually far cheaper than the cost of moving once stamp duty, agent fees and removals are counted. You get the space now and the value stays in your home.

When do I get the guarantee?

On completion, alongside your building control sign-off. Every conversion comes with a ten-year written guarantee, and an insurance-backed scheme is available for extra peace of mind.
