South London does not have one dominant house type the way the Bromley and Bexley suburbs do. Croydon alone runs from Victorian terraces to 1930s semis within a mile, and the right conversion changes with the street rather than the postcode. That is why we will not quote a type over the phone.
The Victorian and Edwardian terraces through Penge, Peckham and East Dulwich usually have a rear addition, which opens up the L-shape. The interwar semis around Beckenham and West Wickham tend to have hipped roofs, where a hip to gable recovers the wasted end of the loft. Both are routine work for us, but they are different jobs with different costs.
Dulwich has extensive conservation area coverage, and the Dulwich Estate scheme of management applies to many properties on top of the council process. That is two separate approvals, not one, and it catches people out.
Elsewhere across Croydon and Bromley, most rear dormers and hip to gables on ordinary houses are permitted development. The exceptions are conservation areas, flats and maisonettes, listed buildings, and anything that changes the front roof slope. We check what applies to your specific address on the survey, because it is a street-by-street question rather than a borough-wide one.
